What is a measurement or floorplan service?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement service, an appraiser measures the home or property with a measuring tool — either a tape or laser measuring device. As they walk the house, they notate the layout of the rooms and other features, like closets, patios, and pantries. They might sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total living area and the overall layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Tax records often reflect the wrong area of a property because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more space than you actually own! Unless a certified appraiser has recently executed a valuation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed.
